C&H Trust Deed Service provides a unique service to assist lenders holding junior lien interests in property.

These services include:  

• Monitoring payment status on senior debt;
  
• Obtaining copies of any senior debt foreclosure activity;
  
• Auditing senior debt foreclosure for potential defenses or challenges to same;
  
• Determining a strategy for handling the senior loan(s);
  
• Tracking the progress of any senior foreclosure
  
• Obtaining reinstatement or payoff demands from the senior lender;
  
• Processing reinstatement or payoff of senior liens;
  
• Notifying the client of the sale date and providing a copy of the Notice of Sale;
  
• Attending senior sale and submitting protective bid upon authorization from client;
  
• Demanding surplus funds (if necessary).
